Liberty is about forty miles west of us on the Trinity River, the county seat and one of the oldest towns in Texas. It is river-bottom and prairie country with timber on the higher ground, and the tracts out here are acreage rather than lots.

Liberty is at the outer limit of our range and we are upfront about what that means. Running equipment forty miles from the Golden Triangle on a lowboy costs the same whether the job takes two days or two weeks, so work this far west needs the scale to carry the move. A substantial reclaim, a pond, a pad, or a group of jobs on one property all work. A small standalone job does not, and we would rather say so than quote a number that only makes sense from our side of it.

The river is the organising fact of this country. The Trinity runs through here on its way to the bay, and the bottomland along it is a different world to the prairie and higher ground away from it. That bottom stays wet long after the uplands are workable, it carries genuine wetland character, and Section 404 jurisdiction is a live consideration. Clearing inside it without a delineation is how a landowner ends up in a conversation with the Corps of Engineers Galveston District. It is also frequently the most valuable part of a tract exactly as it stands, for timber, for water and for game.

Harvey is the event that still shapes Liberty County. The Trinity basin took an extraordinary volume of water in 2017, releases compounded what the rainfall had already done, and a great deal of ground here was under water for an extended period. Imelda followed two years later. The practical legacy on individual properties is drainage that no longer functions as it did: ditches silted in, culverts crushed or undersized, and low ground now holding water for a fortnight where it previously drained within a day. A good share of what owners describe as a new drainage problem out here is an old system that stopped working during those events.

River flooding and rainfall flooding are different problems and it matters to say so. Drainage work handles ordinary heavy rain, keeps water off a slab in normal events and stops the standing water that ruins pasture and drives. It does nothing when the river is out of its banks. Elevation is what buys a floor above the water, and where a tract falls in a mapped flood zone the county floodplain administration sets the required finished floor elevation. That requirement routinely makes a pad taller and more expensive than an owner had planned for, and it belongs at the estimate rather than after fill is ordered.

Away from the river it is prairie, pasture and mixed timber, and the standard job is ground that has been left and closed in. This is still Gulf Coast rainfall, and it does that work quickly. Yaupon, Chinese tallow, privet and greenbrier take pasture back within a decade in this rainfall. The reclaim method depends on the end use rather than on what machine is available: cattle and hay need the roots out or the growth returns within a few seasons, while recreational and hunting tracts are usually better served by mulching, which is cheaper, opens the ground and leaves a mat that holds soil, on the clear understanding that it is a rotation.

On the higher ground, commercial forestry has been through much of this country, and a cut-over tract left alone looks like open young woods with a stump under a large share of it. That is a materially different clearing job to standing understory and it needs establishing before the quote rather than during the work.

Ponds do well here, the clay holds water without a liner, and there is nearly always somewhere on the same tract that wants the spoil, which removes the haul cost. Depth and a properly designed emergency spillway are what separate a pond that works from one that goes green or overtops its dam.

Burning is often the cheapest ending for material on a large job and the most likely to be unavailable when wanted. County bans move through the year and TCEQ outdoor burning rules apply regardless, so we confirm the current position rather than relying on an old answer. Access at this distance gets checked before scheduling, not on the morning.
