Lot Clearing You Can Count On
A single lot is a different problem from a hundred acres. The work is close to fence lines, close to neighbours, close to utilities, and usually close to a house that is going up next. We clear residential and commercial lots across the Golden Triangle and out along the Interstate 10 corridor down to buildable ground, without taking out the neighbour's fence or the gas service on the way.
On a lot job, the constraint is almost never the vegetation. It is everything around the vegetation. Most of the lots we clear are subdivision infill or a wooded parcel someone bought to build on, from Beaumont out through Lumberton, Vidor and Bridge City. The tract is small enough that a dozer has nowhere to push to, the property lines are close enough that a mistake is somebody else's property, and there is often a house within fifty feet of where the machine is working. That changes the equipment, the sequence and the price, and it is why per-acre clearing rates are meaningless on a lot. Utilities are the first real risk. Gas, electric, water, fibre and cable all cross these lots, and locate marks are not optional. Texas811 goes in before the machine does, and marked lines are worked around by hand or by excavator rather than trusted to a blade. A struck gas service on a residential street is not a repair bill, it is an evacuation. The second risk is the drive approach and the culvert. A lot with no legal access is a lot you cannot clear, and in a lot of Jefferson and Hardin County subdivisions the ditch at the front has to be crossed with a properly sized culvert before anything heavy comes in. Getting that wrong floods the neighbour or blocks the ditch the drainage district maintains, and both come back to you. The third is what the builder needs. A cleared lot and a buildable lot are not the same thing. If a slab is going on it, the stumps and root balls have to come out and the organics have to go, and the finished grade needs to shed water away from where the structure will sit. We ask what is being built before we decide how deep to go, because clearing to the wrong specification means doing it twice. The last thing that has changed on lot work here is elevation. Harvey and Imelda both put water into subdivisions along this stretch of the Gulf Coast that had no history of taking it, and the result is that buyers, builders and lenders now ask about a lot's drainage before they ask about anything else. Clearing a lot changes how it drains, because the canopy and understory that were slowing water across it are gone. On an infill lot with houses either side, that water has nowhere to go except a neighbour's yard. We look at where the lot currently sheds and make sure the finished grade still works with the street ditch and the district system rather than against it.
Our Process
First we confirm the boundaries. Not approximately. On a small parcel, a few feet is the difference between your lot and the one next door, and clearing a neighbour's trees is a conversation nobody enjoys. If the corners are not findable, that gets resolved before we start. Then locates. Texas811 is called and the marks are honoured, including the ones that turn out to be in the middle of where you wanted the driveway. Then we agree what stays. On a lot, mature shade trees are usually worth more standing than the cost of working around them, and a big water oak that took eighty years is not something you get back. We mark keepers before the machine starts and we protect the root zone, not just the trunk. Clearing works from the access point inward, with the excavator doing the close work along the lines and the dozer only where there is genuinely room for it. Debris goes out by truck on most lot jobs, because there is nowhere on a residential parcel to burn safely and burn bans across the Golden Triangle make burning an unreliable plan even where it is legal. We finish with a rough grade that drains, and we leave the site clean enough that the builder can work on it. A lot left with root balls and windrows in the corner is not a finished lot, it is a second mobilisation.
Equipment & Capabilities
Excavator first on this kind of work, dozer second. A tracked excavator with a thumb can pick, place and pull rather than push, which is what you need when the property line is fifteen feet away and there is a fence on it. Stumps come out cleanly rather than being rooted out with a blade, and debris gets loaded rather than piled. The dozer earns its place on the rough grade and on any lot big enough to actually work. On a tight infill lot, a dozer can do more harm than good and we leave it on the trailer. Everything comes in on a lowboy, so the drive approach, the culvert and the overhead lines on the street are all checked before mobilisation. Low service drops across a residential frontage are a very common surprise on these jobs and they are much easier to plan around than to discover with a machine already under them.
