On an in-town parcel we probe rather than assume. Finding a slab edge, footings or old fill at the estimate is worth considerably more to an owner than a lower quote that changes once the machine is on site. Where the extent of fill is genuinely unclear, a geotechnical investigation is the honest recommendation. Locates come first either way, and on older in-town parcels it is worth confirming that services were actually cut and capped rather than assuming. Clearing to buildable ground means stripping organics off the footprint rather than tidying the surface. Stumps in the footprint come out with the root plate; stumps outside it can often be ground instead, which is cheaper, and we split the work that way rather than pricing extraction across a whole lot. Outside the footprint we lean toward mulching rather than scraping, because bare soil on this ground moves. Debris has real options here that town lots elsewhere do not. Mulching in place, burning where Hardin County allows it, or haul-off. Positions move through the year and TCEQ outdoor burning rules apply regardless, so we confirm and price the alternative where there is doubt.
