Two kinds of history turn up under building sites here. The first is harvest. Almost every rural tract has been cut over, and a stump left under a footprint decomposes, consolidating the ground above it. The settlement is localised rather than uniform, which is exactly the differential movement that cracks a slab, and it can show up years later when nobody connects it to the site work. The second is mill and rail era ground. Closer to town, sites can sit on old yard, siding or industrial fill, and material of that kind behaves differently under load than natural ground. We walk the tract and have the siting conversation first, and we ask what the ground was before, because on a cut-over tract or near old mill ground that history is not visible. The footprint gets stripped and probed. Stumps in the footprint come out with the root plate rather than being ground off, and the voids get backfilled and compacted to the same standard as the rest of the pad. Grinding a stump under a footprint leaves the root plate to rot, which is the settlement problem you were paying to avoid. Organics get stripped down to competent material. On old timber ground that layer runs deeper than owners expect. Where undocumented fill is present and its extent is unclear, we recommend a geotechnical investigation rather than proceeding on optimism, and we say so plainly even though it delays the job. Fill goes in and gets compacted in lifts. The material here compacts more predictably than coastal clay and the moisture window is more forgiving, but lifts still matter and dumping still produces settlement. We do not leave a stripped site bare through a wet spell, because this ground erodes once cover is off and a site that develops channels has to be repaired before construction. The pad gets built larger than the slab, cut to grade, the perimeter shaped to shed water and the shoulders protected.
