This is the lowest ground we work, and site prep here is dominated by a single number: how far above natural grade the finished floor has to sit. We prep residential and commercial sites across Port Arthur and the surrounding southern parts of Jefferson County. Free on-site estimate.

The city sits against Sabine Lake and the ship channel and it has been hit repeatedly. Rita in 2005, Ike in 2008, then Harvey in 2017 which flooded a very large part of it. Where a parcel falls in a mapped flood zone, Jefferson County floodplain administration sets a required finished floor elevation above base flood, and on ground this low meeting it means importing serious volume. That number drives the entire cost of a site here and it is the first thing to establish. What compounds it is what is underneath. This city has been built on and demolished in cycles, so undocumented fill, buried slabs and old footings are common. Anything compressible under a tall pad consolidates under the weight of the fill itself, before the building is even placed, and that produces settlement nobody budgeted for. The third factor is salt, which affects reinforcement and any concrete work as well as what will establish on disturbed shoulders afterward. The soil is heavy Gulf Coast clay that holds water and moves with moisture, on ground where the water table is close to the surface.

We establish the required finished floor elevation first and put it in writing, then shoot grades against the road, the ditch and the surrounding ground. Quantities get calculated rather than estimated. On a tall pad the volume is driven by footprint, height and side slopes together, and material compacts down from its loose hauled volume, so the gap between a guess and a calculation is a large number of loads. The footprint gets stripped and probed. On parcels with demolition history that means finding what is still there before fill goes over it, because a slab, footings or old fill under a tall pad is a settlement problem that surfaces later. Where the extent of undocumented fill is genuinely unclear, a geotechnical investigation is the honest recommendation rather than a guess with a bucket, and we say so plainly. Fill goes in and gets compacted in shallow lifts with a padfoot or sheepsfoot roller. On a site raised several feet the lift count is significant and skipping lifts produces something dense on top and soft below. The side slopes get built at an angle that will hold and then protected, because on ground that has been under water, raw fill on a slope leaves in one event rather than eroding gradually. The drainage is designed with the site, since a structure this size displaces real water in a city where the receiving system is under pressure. Where clearing or demolition is involved, TCEQ rules and the county burn ban position govern the material.

Why Choose TRP Land Clearing & Excavation in Port Arthur?

We get the required elevation confirmed and written down first, because it determines the whole cost and everything else is guesswork without it. We probe on parcels with demolition history, since anything compressible under a tall pad settles under the fill before the building is even there. We protect the shoulders on ground where raw fill does not erode gradually so much as leave in one event. Free on-site estimate, owner on the machine.

Site Preparation FAQ — Port Arthur

How much fill does a site here need?
On this ground, a great deal, and it is calculable rather than a guess. Volume is driven by footprint, height and side slopes together, and material compacts down from its loose hauled volume so more arrives than the finished figure suggests. On a site raised several feet to meet a required finished floor elevation, the difference between an off-the-cuff number and a measured one is substantial. We measure and put a real load count on the written estimate.
Does what is under the parcel matter more on a tall pad?
Considerably more, and it is worth understanding why. Anything compressible left underneath consolidates under the weight of the fill itself, before the building is even placed, so a tall pad amplifies a problem that a one-foot raise might tolerate. Given how much of this city has been built on and demolished in cycles, undocumented fill, buried slabs and footings are common. We strip, probe, and recommend a geotechnical investigation where the extent is unclear.
Why do the side slopes need protecting?
Because on a tall pad they are a large part of the structure and they fail first. Steep unprotected shoulders lose material in heavy rain, and on ground that has been under water that loss happens in one event rather than gradually. Once the shoulders retreat the slab edge loses support. Salt-affected soil also makes establishing cover on the shoulders slower here than inland, so they need more than seed and optimism.
