Site prep on infill ground is mostly about what you cannot see. The surface tells you very little, and on parcels that have been built on before, what is underneath decides the job. This is developed, very flat ground, and prep here has two dominant characteristics. The first is that fill of unknown origin is common. Parcels in older parts of Mid-County have frequently been built on, filled, excavated and refilled over decades, and undocumented fill behaves differently under load than natural ground does. A site built over it without stripping to competent material may settle unevenly, and the cost of learning that afterward is the slab. The second is the clay. Gulf Coast clay here is highly plastic, swelling with moisture and shrinking without it, and that seasonal movement is why slab problems are common across this whole area. It means moisture consistency under a site matters as much as bearing capacity, and it makes the perimeter of a site a design matter rather than a detail. Elevation is live but usually less dramatic than on lower ground. Mid-County took water in Harvey and parts of it in Imelda, and where a parcel sits in a mapped flood zone, Jefferson County floodplain administration sets a required finished floor elevation. On flat land, meeting even a modest requirement means importing real volume, and quantities on flat sites are underestimated consistently because a shallow layer across a wide footprint adds up faster than it looks. Drainage here works south and west through the local ditch system toward Taylor Bayou.

We shoot grades before quoting, against the road, the ditch and the neighbouring ground. Nothing about elevation is visible by eye on land this flat. Then the footprint gets stripped of topsoil and organics, and on infill parcels we probe for what else is down there. A slab, footings, a septic tank, a filled excavation or a layer of undocumented fill all change the job, and none of it shows from the surface. Stripped topsoil gets stockpiled rather than wasted, since it has value elsewhere on the property. Fill goes in and gets compacted in shallow lifts with a padfoot or sheepsfoot roller, not a smooth drum sealing the surface. Moisture is the other half of compaction and the workable window on this clay is narrow, so occasionally the right answer is to wait rather than build something that will not hold. Material choice gets a straight conversation. Local clay is cheap, abundant and works when placed properly. Select fill moves less under a slab over the life of a building and costs more because it is hauled. We price both and say what the difference actually buys rather than defaulting. The site gets built larger than the slab in every direction so the edges have a shoulder, then cut to grade with the perimeter shaped to shed water on all sides. Then we cut whatever drainage the raised ground now needs, because on lots this size raising one property changes where water sits on the next.
