This is low ground between the Neches bottom and the flat country east of it, and it has flooded repeatedly. The drainage is designed with the site rather than after it. This matters more here than almost anywhere, because raising a site in a neighbourhood where every property has flood history means the displaced water goes somewhere, and that somewhere is usually next door. On tight ground the honest recommendation is sometimes a smaller raise combined with better drainage rather than the tallest pad the budget allows. How much fill will I need to meet the flood elevation?
More than most owners expect, and it is measurable rather than guessable.
