Site Preparation Services in Mauriceville, TX

Site prep on acreage here starts with two questions: how high does the finished floor have to be, and is there somewhere better on the tract to put it. We prep homesites, shop pads and agricultural sites across Mauriceville and the surrounding parts of Orange County. Free on-site estimate.

This area took an extraordinary amount of water in Harvey as the Neches and the Sabine backed up, and Imelda followed two years later. That history is not background on a site prep job here, it is the specification. Where a tract sits in a mapped flood zone, Orange County floodplain administration sets a required finished floor elevation above base flood, and on this ground that requirement is frequently substantial. It routinely makes a site taller and more expensive than an owner had budgeted, because every additional foot across a footprint is a great deal of material. The advantage of working on acreage rather than a town lot is that you have a choice. On a tract of any size there is usually genuinely higher relative ground, and a few inches of natural elevation translates directly into fill volume and cost. That siting conversation is the cheapest part of the whole project and it only works before the location is fixed. The ground is heavy clay that holds water and moves with moisture, on a stretch of the Gulf Coast taking around sixty inches of rain a year, which is why slab movement is common across this region.

We walk the tract and have the siting conversation first. Higher relative ground, out of the natural drainage path, with access that will carry construction traffic. Then we establish the required finished floor elevation and shoot grades against the road, the ditch and the surrounding ground. That number drives the cost and it needs to be in writing before fill is ordered. The footprint gets stripped of topsoil and organics down to competent material. On old pasture that layer runs deeper than owners expect and organic material consolidates under load, which matters more when the pad above it is tall. Fill goes in and gets compacted in shallow lifts with a padfoot or sheepsfoot roller. On a site raised several feet the lift count is significant, and dumping rather than building in lifts produces something dense on top and soft below. Moisture is the other half and the window on this clay is narrow. On a tract with room we look at cutting the fill from the property rather than hauling it. Frequently that means digging a pond somebody wanted anyway, which produces the fill and the pond for one movement of dirt, and on ground where elevation requirements are substantial that is a large saving. The site is built larger than the slab, cut to grade, and the perimeter shaped to shed water, with the shoulders protected rather than left raw. Then the drainage gets cut, since raising ground changes where water goes. Where clearing is part of the work, Orange County burn bans and TCEQ outdoor burning rules govern the material.

Why Choose TRP Land Clearing & Excavation in Mauriceville?

We have the siting conversation before the elevation conversation, because moving a house on acreage is free and every inch of natural elevation you start from is fill you do not buy. We look for the fill on your own property first. On a tract where the required elevation is substantial, that is the single biggest saving available. We build in lifts with the right roller and tell you when the ground is not ready. Free on-site estimate, owner on the machine.

Site Preparation FAQ — Mauriceville

How high does the pad need to be?
It is set by the required finished floor elevation for your mapped flood zone rather than by what stood there before, and given what came through here in Harvey and Imelda those requirements are meaningful. Orange County administers it. We confirm the requirement, shoot your natural grade and put both on the written estimate so the fill volume is known before anything is ordered rather than discovered once trucks are running.
Can I reduce the fill by moving the house?
Frequently yes, and on acreage it is the cheapest saving available. A few inches of natural elevation across a footprint translates directly into loads of fill, and on a tract of any size there is usually genuinely higher relative ground. Moving a building site is free while it is still a line on a page and expensive once material is ordered, which is why we have that conversation first rather than pricing a pad wherever the owner initially pointed.
Can the fill come from my own land?
On a tract of any size, usually, and it removes the haul cost entirely. The efficient version is digging a pond where you wanted one anyway, which produces fill and pond for one movement of dirt. On ground where the required elevation is substantial that is a large saving. The material is clay, which suits bulk build-up, and directly under a house slab select fill performs better, so on some jobs the answer is on-site material for the bulk with imported fill for the top.
