Commercial access on the interstate corridor is governed differently to a residential drive, and it is worth establishing which applies before anything is designed. An approach onto the frontage or a state route brings TxDOT requirements covering geometry, sight distance, turning radii, the culvert and how it ties into the highway ditch. Turning radii in particular catch people out, because an approach that works for cars will not accept a delivery truck without it running over the shoulder or the kerb, and that shows up as damage within months. The load requirement is the other difference. A commercial drive or yard taking delivery vehicles needs a base built for that, and building to a residential specification then discovering the difference under a loaded truck means building twice. Underneath, the ground is the same for everybody. Heavy Gulf Coast clay that does not drain, so water in a base has nowhere to go and stays until it evaporates, and stone or slab over saturated clay loses support. We establish who governs the access first, because designing around an approach that will not be approved is an expensive way to find out. On commercial work the geometry gets built to the plan, including turning radii for the vehicles that will actually use it rather than for the ones that fit most easily on the drawing. Base gets specified against the real traffic. Delivery vehicles, occasional heavy loads and constant turning movements all ask more of a base than a residential drive does, and turning is harder on a surface than straight running. On residential work the drive gets built from the bottom in the usual way. Soft material out, subgrade shaped so water leaves it, and geotextile between clay and base where the ground demands it. The approach culvert gets sized against the drainage area rather than matched to what is there, and a lot of pipe across this area is still carrying damage from the flooding. Orange County requirements apply to county road approaches, TxDOT to state routes. For concrete work we look at what is under a failed slab rather than treating it as a surface job, because pouring onto an uncorrected base reproduces the same failure.
