Rural tracts here have three features that shape a site prep job. The first is the production history. Old lease roads, pads and pipeline corridors cross ground that looks like ordinary pasture, and a building site placed over a facility or an easement is a problem that does not resolve. Establishing what is there comes before fixing a location, not after. The second is that old lease pads are frequently the best building ground on a tract. They were built up above the surrounding grade, compacted, and drained when they were made. On a fair number of properties around here the cheapest good site is one somebody else already built, and it is worth evaluating rather than overlooking. The third is water. The clay through this country holds water rather than draining it, the fall is minimal, and Harvey and Imelda both put substantial water across this area, with Pine Island Bayou draining the ground south and east. Where a tract sits in a mapped flood zone, Hardin County floodplain administration sets a required finished floor elevation. This is Gulf Coast rainfall on ground that does not shed it quickly.

We walk the tract and have the siting conversation before anything else. Higher relative ground, out of the natural drainage path, with access that will carry construction traffic, and clear of any easement or facility. Where an old lease pad is present and suitably located, we evaluate it seriously. It may need testing, reworking and topping rather than wholesale replacement, and using it can save a substantial amount of fill. It may also be contaminated or unsuitable, in which case we say so. Then we shoot grades and establish any required finished floor elevation. The footprint gets stripped of topsoil and organics down to competent material. On old pasture that layer runs deeper than owners expect and organic material consolidates under load. Fill goes in and gets compacted in shallow lifts with a padfoot or sheepsfoot roller. Moisture is the other half and the window on this clay is narrow, so waiting is sometimes the right answer rather than building something that will not hold. On a tract with room we look at cutting the fill from the property rather than hauling it, which frequently means digging a pond where the owner wanted one anyway. That produces the fill and the pond for one movement of dirt. The site is built larger than the slab, cut to grade, and the perimeter shaped to shed water. Then the drainage gets cut, since raising ground changes where water goes. Where clearing is part of the work, Hardin County burn bans and TCEQ outdoor burning rules govern the material.

Can I build on an old lease pad?
Frequently yes, and it can save a lot of money because the ground was built up, compacted and drained when the pad was made. It needs checking rather than assuming: the material has to be suitable, the compaction has to be verified, and the location has to be clear of any live facility or easement. There are also situations where a former pad is not appropriate for a residence, and we will say so plainly rather than steering you onto it because it is convenient.

Directly under a house slab, select fill moves less with moisture and performs better, so the sensible answer on some jobs is on-site material for the bulk with imported fill for the top portion.
