Almost every tract here has harvest history, and that matters more for a building site than for general clearing. A stump left in the ground under a pad decomposes. As it does, the ground above it consolidates, and the settlement is localised rather than uniform, which is precisely the differential movement that cracks a slab. It can show up years after the building went up, long after anyone would connect it to the site work. That is why stripping and probing a footprint on ground like this matters more than it does on open pasture. What is visible on the surface after twenty years of regrowth tells you very little about what is a foot down. The ground otherwise works in your favour. We walk the tract and have the siting conversation first. On acreage with real variation there is usually a genuinely better and a genuinely worse place to build, and moving a building is free while it is still a line on a page. The footprint gets stripped and probed. Stumps in the footprint come out with the root plate rather than being ground off, and the voids get backfilled and compacted to the same standard as the rest of the pad. Grinding a stump under a building footprint leaves the root plate to rot, which is the settlement problem you were trying to avoid. Organics get stripped down to competent material. On old timber ground that layer runs deeper than owners expect. Fill goes in and gets compacted in lifts. The material here compacts more predictably than coastal clay and the moisture window is more forgiving, but lifts still matter and dumping still produces settlement. We do not leave a stripped site bare through a wet spell, because this ground erodes once cover is off and a site that develops channels has to be repaired before construction. The pad gets built larger than the slab, cut to grade, and the perimeter shaped to shed water, with the shoulders protected rather than left raw.
