The seasonal slab movement that dominates foundation problems on the Gulf Coast flat is less pronounced here. The soils move considerably less with moisture, the compaction window is wider, and fewer jobs stall waiting on conditions. A properly compacted pad on this ground is a more stable platform than the same pad twenty miles south, and select fill is less often necessary. What replaces that problem is harvest history. Almost every tract here has been cut over, and a root plate left under a pad decomposes and consolidates the ground above it. That settlement is localised rather than uniform, which is precisely the differential movement that cracks a slab, and it can appear years after the building went up. Grinding does not solve it. Grinding removes the visible stump and leaves the plate in the ground to rot. The other local factor is erosion. Raw fill on a shoulder moves once cover is off, and the ground here erodes more readily than clay does. Harvey put Village Creek well out of its banks in 2017 and Imelda added to it, and Hardin County floodplain requirements apply where a site is mapped. Village Creek runs south into the Neches, and this is still the Gulf Coast in rainfall volume.

The footprint gets stripped and probed before any fill goes on. On cut-over ground that means finding the stumps rather than trusting what the surface shows after twenty years of regrowth. Stumps in the footprint come out with the root plate and the voids get backfilled and compacted to the same standard as the rest of the pad. Organics get stripped down to competent material. On old timber ground that layer runs deeper than owners expect. Fill goes in and gets compacted in lifts. The material here compacts more predictably than coastal clay, but lifts still matter and dumping still produces settlement. We will tell you when select fill is unnecessary. On this ground it frequently is, and recommending it anyway would be easy money we do not need to take. We ask what is actually being built. A cabin on piers does not need the pad a slab-on-grade house does, and paying for one is money better spent elsewhere on a recreational property. The pad gets built larger than the slab so the edges have a shoulder, cut to grade, and the perimeter shaped to shed water, with the shoulders protected rather than left raw. We keep fill away from the root flares of trees that are staying, and say plainly when a tree is too close to survive it. Hardin County burn bans and TCEQ outdoor burning rules govern any cleared material.

Do I need select fill up here?
Often not, which is a genuine saving. Select fill matters on the coastal flat because the local clay is highly plastic and its seasonal movement transfers into the foundation. The soils here move considerably less, so a properly compacted pad from suitable local material performs well. Where the specific material on your site is unsuitable we will say so, but we are not going to recommend imported fill as a default when the ground does not call for it.
Is grinding enough for stumps under the pad?
No. Grinding removes the visible stump and leaves the root plate in the ground to rot, producing exactly the localised settlement you were paying to avoid, sometimes years after the building went up. Under a footprint the plate has to come out and the void backfilled and compacted properly. Outside the footprint grinding is frequently fine and much cheaper, so we split the work rather than pricing extraction across the whole site.
Does a cabin need the same pad as a house?
Usually not, and it is worth asking rather than assuming. A cabin on piers has different requirements to a slab-on-grade home, and paying for a fully engineered pad it does not need is money that would do more good on access, a plot or a pond. What both need is the footprint stripped properly and the stumps dealt with. We ask what is actually going up and price the work that suits it rather than defaulting to the larger job.
