Pads here are tall. That is not a preference, it is what the required finished floor elevation demands on ground this low, and a tall pad is a genuinely different build to a short one. We build and compact pads for houses, shops and barns across Bridge City and the surrounding parts of Orange County. Free on-site estimate.

Where a site falls in a mapped flood zone, and most of this town does, Orange County floodplain administration sets a required finished floor elevation above base flood. Given that this town has taken water from Rita, Harvey and Imelda among others, those requirements are substantial. What owners underestimate is how much a tall pad changes the job rather than just the price. A pad raised three or four feet is a large structure in its own right. It has slopes on every side, it displaces a lot of water, it needs a great deal more material than a one-foot raise, and the consequences of poor compaction are magnified because there is more depth of fill to settle. The side slopes are the part most often skimped. A tall pad with steep unprotected shoulders loses material every heavy rain and eventually undermines the slab edge. On ground that has been under water repeatedly, raw fill on a slope does not erode gradually, it goes in one event. The soil is heavy coastal clay that holds water and moves with moisture, on a stretch of the Gulf Coast taking around sixty inches of rain a year. Salt from past surge affects what will establish on the shoulders afterward, which is why they need more than seed and hope.

We establish the required finished floor elevation first and put it in writing, then shoot grades against the road, the ditch and the surrounding ground. Quantities get calculated rather than estimated. On a tall pad the volume is driven by footprint, height and the side slopes together, and material compacts down from its loose hauled volume, so the difference between a guess and a calculation is a large number of loads. The footprint gets stripped of topsoil and organics before any fill goes on, and on lots with demolition history we probe for what is underneath. Anything compressible under a tall pad settles under the weight of the fill itself, before the building is even on it. Fill goes in and gets compacted in shallow lifts with a padfoot or sheepsfoot roller. On a pad this tall the lift count is significant and it is the part that decides whether the pad performs. Moisture is the other half and the window on this clay is narrow. The side slopes get built at an angle that will hold and then protected rather than left raw. On this ground that is not landscaping, it is what stops the pad losing its edges. The drainage is designed with the pad, because a structure this size displaces real water and every neighbour here has their own flood history. Where clearing is involved, Orange County burn bans and TCEQ outdoor burning rules govern the material.

Why Choose TRP Land Clearing & Excavation in Bridge City?

We treat a tall pad as the structure it is rather than as a bigger version of a small one. The lifts, the slopes and the drainage all scale with height and the failures do too. We protect the shoulders. On ground that has been under water repeatedly, raw fill on a slope leaves in one event rather than wearing away slowly. We calculate the fill rather than estimating it. House & Building Pads FAQ — Bridge City

How much will a pad raised to flood elevation cost?
It scales faster than owners expect, because volume is driven by footprint, height and side slopes together. Doubling the height more than doubles the material once the slopes are accounted for, and material compacts down from its loose hauled volume so more arrives than the finished figure suggests. We measure the footprint against the required finished floor elevation and give a real load count on the written estimate rather than a number off the tailgate, so the budget is right from the start.
Why do the side slopes matter so much?
Because on a tall pad they are a large part of the structure and they are the part that fails first. Steep unprotected shoulders lose material in heavy rain, and on ground that has been under water repeatedly that loss happens in one event rather than gradually. Once the shoulders retreat, the slab edge loses support. Building the slopes at an angle that holds and then protecting them is part of the pad rather than a finishing touch.
Will the pad settle under its own weight?
It should not if it was built in properly compacted lifts, because compaction removes settlement rather than time doing it. What does settle is anything compressible left underneath, and on a tall pad the weight of the fill alone is enough to consolidate organics or an old fill layer before the building is even placed. That is why stripping to competent material and probing on lots with demolition history matters more here than on a one-foot raise.
