Three local factors shape a pad here. The first is the production history. This is a salt dome town with a century of activity, and a pad placed over an easement, a facility or an old well location is a problem that does not resolve afterward. Establishing what is there comes before choosing a location. The second is that old lease pads are often the best building ground on a tract. They were built up above grade, compacted, and drained when made, and on a fair number of properties around here the cheapest good site is one somebody else already built. It needs testing rather than assuming, but it is worth evaluating. The third is the clay. It may need testing, reworking and topping rather than replacement, which can save a substantial amount of fill. It may also carry unsuitable or contaminated material, in which case we say so plainly rather than steering you onto it because it is convenient. The footprint gets stripped of topsoil and organics down to competent material. On old pasture that layer runs deeper than expected and organic material consolidates under load. Fill goes in and gets compacted in shallow lifts with a padfoot or sheepsfoot roller, not a smooth drum sealing the surface. Moisture is the other half and the workable window on this clay is narrow, so waiting is sometimes the correct answer. Material gets a straight conversation. On-site clay is free and works when placed properly. Select fill moves less under a slab over the life of a building and costs more because it is hauled. On acreage we look at cutting the bulk fill from the property, frequently by digging a pond somebody wanted anyway, which removes the haul entirely. The pad gets built larger than the slab in every direction so the edges have a shoulder, cut to grade, and the perimeter shaped to shed water on all sides. Then the drainage gets cut, because a pad is a dam and raising ground changes where water goes. Where clearing is part of the job, Hardin County burn bans and TCEQ outdoor burning rules govern the material.

Can I build on an old lease pad?
Often yes, and it can save real money since the ground was built up, compacted and drained when the pad was made. It has to be checked rather than assumed: the material needs to be suitable, the compaction verified, and the location clear of any live facility or easement. There are also cases where a former pad is not appropriate for a residence at all. We will assess it and tell you plainly which situation you are in rather than pushing you onto convenient ground.
Is select fill worth it out here?
Under a house slab, generally yes, because the clay in this country is highly plastic and its seasonal movement transfers into the foundation over the years. Under a barn, a shop apron or bulk filling, on-site material is the sensible choice. On acreage the useful middle ground is cutting the bulk of the fill from your own property, frequently from a pond you wanted anyway, and importing select fill only for the portion directly under the slab. We price it that way rather than defaulting.
How high does the pad need to be?
It depends on your tract and it is the first thing we measure. What sets it is the fall across the property, where water stands after a hard rain, and whether the site sits in a mapped flood zone, which Hardin County administers. A common answer on rural ground here is between a foot and three feet above natural grade, but that is a range rather than your number. We shoot it and put the finished elevation in writing on the quote.
