The seasonal slab movement that dominates foundation problems on the Gulf Coast flat is less pronounced here, and that is worth understanding because it changes what a pad needs. Closer to the coast the clay is highly plastic, swelling and shrinking through the year, and moisture consistency under a slab matters as much as bearing capacity. Up here the sandier soils move considerably less with moisture, which means a properly compacted pad on this ground is a more stable platform than the same pad twenty miles south. The compaction window is also wider. Sandier material compacts across a broader moisture range than plastic clay, so there is less waiting for conditions and fewer jobs stalled by a wet week. What replaces those problems is erosion and trees. A pad on this ground with exposed shoulders will lose material off its edges in a heavy rain, so the perimeter and the surrounding drainage have to be finished rather than left rough. And on wooded lots, fill against a root flare kills mature trees slowly and reliably. Flood exposure is specific rather than general here. We shoot grades before quoting and check whether the site falls in a mapped flood zone, since that sets a required finished floor elevation where it applies. The footprint gets stripped of topsoil and organics. On wooded ground that layer runs deeper than owners expect, and organic material consolidates under load, so this is not the step to economise on. Stumps in the footprint come out with the root plate and the voids get backfilled and compacted to the same standard as the rest of the pad. Fill goes in and gets compacted in lifts. The material here compacts more predictably than coastal clay and the moisture window is more forgiving, but lifts still matter, and dumping still produces a pad that settles. Because the local soils move less with moisture, importing select fill is less often necessary here than it is south of us, and we will say so rather than selling material you do not need. Where on-site material is suitable, using it removes the haul cost entirely. The pad gets built larger than the slab in every direction so the edges have a shoulder, cut to grade, and the perimeter shaped to shed water on all sides. On this ground the shoulders then get protected rather than left bare, because exposed fill erodes. We keep fill away from the root flares of trees that are staying, and we say plainly when a tree is too close to the pad to survive it.
