This is timber country on the southern shoulder of the Big Thicket, twenty-seven miles up Highway 96 from us, and a good share of the acreage here is family land held across generations by people who have moved away. That produces a specific situation. The tract has been unmanaged for a long time, the owner cannot describe what is on it, and what they remember is frequently the property as it was twenty years ago rather than as it is now. In this rainfall and this growing season, twenty years is enough to make a place unrecognisable. So the walk matters more here than almost anywhere. An estimate given over the phone against a description is an estimate against a memory, and it will be wrong in a direction nobody enjoys. Harvest history is the other constant. Commercial forestry has been through most of this country, and a tract cut over fifteen or twenty years ago and left looks like manageable young woods with a stump field underneath, which is materially harder clearing and invisible until iron is in it. The creek bottoms threading through these tracts carry wetland character and Section 404 applies. Harvey and Imelda both put substantial water through this country, drainages here feed south toward the Neches, and the bottoms hold it long after the uplands drain. The soils carry equipment better than the Gulf Coast clay south of us.

We walk it before we quote, and on absentee-owned tracts we would rather walk it with somebody who knows the property or with a plat in hand, because boundaries are frequently unmarked and nobody local is certain where they run. Where lines are genuinely unknown, a survey before clearing is the honest recommendation. Clearing across a boundary is expensive and awkward, and on family land it can be worse than expensive. We expect harvest history rather than hoping there is none, and we say what we find before quoting rather than discovering it together on day two. The method follows end use. Pasture and hay ground needs the roots out. Recreational ground is better served by mulching, and up here regrowth is slower than on the coast so a rotation is genuinely worth doing. We identify the bottom ground early and say plainly what we will not touch. On most tracts here it is also the part worth keeping as it is. Distance is worth naming. Twenty-seven miles is a real mobilisation cost that does not shrink with a short job, so work up here needs enough scale to carry the move and we say so plainly rather than padding a quote. Burning is available on rural ground where the county allows it, positions move through the year, and TCEQ outdoor burning rules apply regardless.
