The constraint that catches people out on tracts up here is not the pad, it is getting to it. A route that has always been adequate for a pickup and a stand is a different proposition for a concrete truck, a lumber delivery or a loaded equipment trailer. Those are heavier, longer and far less forgiving, and a wet-weather drainage that a truck can cross in September will stop a loaded mixer in February. On remote tracts the access work frequently has to happen before the building work can start, and it belongs in the budget rather than arriving as a surprise. The second constraint is harvest history. Almost every tract here has been cut over, and a root plate left under a footprint decomposes and consolidates the ground above it. That settlement is localised, which is the differential movement that cracks a slab, and it can appear years later. Grinding does not solve it, because grinding leaves the plate. The third is that a camp house and a permanent home want genuinely different work, and paying for a fully engineered pad on a cabin is money that would do more good on access or a plot. The soils carry equipment better than the Gulf Coast clay south of us and the compaction window is wider. Harvey and Imelda both put substantial water through this country, drainages feed south toward the Neches, and the Big Thicket bottoms hold water long after the uplands drain.

We walk the access route before we quote the pad, because on a remote tract that determines whether the build can happen at all and it is frequently the larger line. The sections that will fail under a loaded truck get identified and built properly. Soft ground out, subgrade shaped, base to carry the weight, and crossings sized for what the drainage actually delivers. The dry upland sections need far less, and spending evenly along a route wastes money in one place while leaving the failure in another. Then the siting conversation. On acreage there is usually a genuinely better location and moving a building is free while it is still a line on a page. The footprint gets stripped and probed. Stumps in the footprint come out with the root plate rather than being ground off, and the voids get backfilled and compacted to the same standard as the rest of the pad. We ask what is actually being built. A cabin on piers does not need the pad a slab-on-grade house does. Fill goes in and gets compacted in lifts. The material compacts more predictably here than coastal clay, but lifts still matter. We do not leave a stripped site bare through a wet spell, since this ground erodes once cover is off. At this distance mobilisation is a real cost and we say so. County burn bans and TCEQ outdoor burning rules govern any cleared material.

Grinding does not solve it: grinding removes the visible stump and leaves the plate in the ground to rot. Under a footprint the plate has to come out and the void backfilled and compacted. Outside the footprint grinding is frequently fine and much cheaper.
