Lot size is the governing constraint here in a way it is not anywhere rural. Working room is the first issue. Stripping a footprint produces material that has to go somewhere while the work is happening, and on a small lot there is often nowhere to stockpile it. That means either hauling it off and back, which costs, or sequencing the work so material is placed as it is generated. Which one applies changes the price and it is worth knowing at the estimate. The second is that a raised pad on a small lot has an immediate effect next door. On acreage, displaced water has room to spread. Here, raising ground pushes water directly onto a neighbour who is perhaps fifteen feet away and who has their own drainage problem. That is not a theoretical concern in Mid-County, which took water in Harvey and parts of it in Imelda. The third is the clay. Gulf Coast clay here is highly plastic, swelling and shrinking with moisture, which is why slab movement is common across this whole area. Moisture consistency under a slab matters as much as bearing capacity. The older parts of town were orchard and farmland before they were neighbourhoods, so the ground is generally natural rather than fill, which is a genuine advantage over some Mid-County parcels.
We assess access and working room before quoting, because on a small lot those determine both the method and the cost more than the size of the slab does. We shoot grades against the road, the ditch and both neighbours, and check whether the lot is in a mapped flood zone, since that sets a required finished floor elevation where it applies. The footprint gets stripped of topsoil and organics. Where there is nowhere to stockpile, we sequence so material is used or removed as it is generated rather than double-handling it. Fill goes in and gets compacted in shallow lifts with a padfoot or sheepsfoot roller. On a confined site the compaction plant has to fit as well, and that occasionally means smaller equipment and more passes rather than fewer passes with something larger. The pad is built larger than the slab so the edges have a shoulder, cut to grade, and the perimeter shaped to shed water. On a small lot the shedding has to be designed rather than allowed to happen, because water leaving the pad in the wrong direction arrives at a fence rather than at the ditch system running toward Taylor Bayou. We design the drainage with the pad. On lots this tight the honest recommendation is sometimes a more modest raise combined with genuinely better drainage rather than the tallest pad the budget allows, because a tall pad on a small lot creates a problem for somebody. Debris and spoil leave by truck. Jefferson County burn bans and TCEQ rules apply to any cleared material.
